How many questions are on the real estate exam?
Most states use one of two testing vendors, Pearson VUE or PSI. With both, the national (general) portion of the salesperson exam has 80 scored multiple-choice questions, plus a few unscored pretest questions that look the same (Pearson VUE: 5; PSI: 5 to 10). The state portion is a separate test on your state's license law, often 30 to 50 questions.
Time limits and pass marks are set per state. Two examples from PSI candidate bulletins: Iowa allows 120 minutes for the national portion and New Hampshire 150 minutes; both require 56 of 80 correct (70%). Pearson VUE states report a scaled score. Always check your own state's candidate handbook.

What is on the national real estate exam?
- Property and land use: real versus personal property, fixtures and trade fixtures, the characteristics of land, legal descriptions (metes and bounds, rectangular survey, lot and block), government powers (police power, eminent domain, taxation, escheat), zoning, CC&Rs, easements and encroachments.
- Ownership and title: estates in land, leasehold estates, tenancy in common and joint tenancy, liens and lien priority, deeds, adverse possession, recording and title insurance.
- Valuation: principles of value, the sales comparison, cost and income approaches, depreciation, GRM, CMAs and broker price opinions.
- Contracts and agency: valid, void, voidable and unenforceable contracts, the Statute of Frauds, options, contingencies and remedies; fiduciary duties, types of agency and duties to customers.
- Practice: listing and buyer agreements, property management, fair housing, antitrust, Do Not Call, trust money and risk management.
- Disclosures and environment: lead-based paint, radon, asbestos, mold, underground tanks, CERCLA, flood zones and latent defects.
- Financing and settlement: mortgages and deeds of trust, loan clauses, FHA, VA and conventional loans, PMI, Regulation Z, TRID, RESPA, ECOA and closing statements.
PSI groups the same material into slightly different areas (for example property ownership, land use controls, valuation, financing, agency, disclosures, contracts, leasing and property management, transfer of title, practice of real estate and calculations). All questions on this page are original practice questions written from the public outlines, not real exam questions. They cover the national portion only; your state's law portion is not included.
Real estate exam math: formulas to know
Calculations are 7 of the 80 national items in the Pearson VUE outline, and more questions in valuation and financing use numbers. Practise these on paper:
- Area: length × width; 1 acre = 43,560 sq ft; 1 section = 640 acres.
- Commission: sale price × rate, then the brokerage and salesperson splits.
- Property tax: market value × assessment ratio = assessed value; 1 mill = $1 per $1,000.
- Income approach: value = net operating income ÷ capitalization rate.
- Net to seller: price = (desired net + costs) ÷ (1 − commission rate).
- Loans: LTV = loan ÷ value (lower of price or appraisal); 1 point = 1% of the loan; monthly interest = balance × rate ÷ 12.
- Prorations: daily amount × number of days; unpaid taxes are a debit to the seller and a credit to the buyer.
Every calculation in the MyLevel tests comes with a worked, step-by-step explanation.
What score do you need to pass the real estate exam?
Each state sets its own passing score. In PSI states such as Iowa and New Hampshire you need 56 of the 80 national questions right (70%) and you must pass the state portion as well; some Pearson VUE states use a scaled passing score instead. You usually have to pass both portions, and a failed portion is retaken on its own.
After each MyLevel test you see your score per content area and an indicative readiness level. Aim for 75% or higher on practice tests; 85% gives a comfortable margin on exam day.
The full pack costs $9.99, one time: two full 80-question tests with a 120-minute timer, an explanation for every answer, a score per area and a practice certificate. No subscription. One purchase also unlocks every other MyLevel job test.
MyLevel is independent and not affiliated with, or endorsed by, any state real estate commission, Pearson VUE or PSI. All questions are original practice questions based on the public national salesperson content outlines, not real exam questions. The state law portion, time limits and pass marks vary by state.
Sample question with explanation
In a mortgage loan, which party is the mortgagor?
- The investor that buys the loan later
- The borrower who pledges the property
- The lender who makes the loan
- The title company that records the lien
Show the answer
Answer: B. The borrower who pledges the property
The borrower (mortgagor) gives the mortgage, a lien on the property, to the lender (mortgagee) as security for the promissory note. The suffix -or marks the party who gives.
Frequently asked questions
How many questions are on the real estate exam?

What score do you need to pass the real estate exam?
It depends on your state. PSI states such as Iowa and New Hampshire require 56 of 80 national questions (70%), and you must also pass the state portion. Check your state's candidate handbook.
How much math is on the real estate exam?

No. These are original questions written by MyLevel on the topics in the public national content outlines. Real exam questions are not published, and no site can legally offer them. The state law portion is not covered.
Can I unlock only this test?
There is one option, so you never have to choose: the $9.99 job pack, one time. It unlocks the 2 full tests on this page and every other MyLevel job test, with no subscription and a full refund within 14 days if it does not help you.
Do I get a certificate?
Yes. After a full practice test you can download a MyLevel practice certificate (PDF) with your score. It is a personal record of your practice, not a real estate license, an official exam result or a state document.
